Rise Housing Solutions is pleased to be managing the application and buyer selection process for the Veranda below market price (BMP) homes located in Fremont on behalf of the developer, KB Home, and the City of Fremont.
There is one (1) brand-new BMP townhome for sale and priced to be affordable for low-income households earning 80% of the area median income (AMI). The home is being offered from now until Friday, February 20, 2026, at 5:00 p.m. Eligibility criteria and income limits apply.

This home comes equipped with a rooftop solar system. The cost is $9,759 to purchase the system, or it can be leased for $105/month
The cost is not included in the sales price but has been taken into consideration in the affordable pricing calculation
Open hOUSE
The KB Home Sales Office is currently closed. The BMP home and other model homes are not available for public viewing at this time. The applicant selected in the lottery will have an opportunity to tour the BMP home in March or April 2026.
APPLICATION DETAILS
The application period is Monday, February 2, 2026 to Friday, February 20, 2026 at 5:00 p.m.
Applicants are required to submit the following documents:
Current photo ID of household members who are 18 years and older
Pre-Approval Loan Letter from one of the City’s Participating Lenders
Only one application packet will be accepted per household.
Priority will be given to those households with at least one member who currently lives or works in Fremont.
Applicants who do not meet the above criterion are also encouraged to apply. These applications will be placed on a separate list and will be considered if and when applications from Fremont-eligible households are exhausted.
Lottery
A lottery will be held in March 2026 for all eligible application submitted during the application period. The results will be sent to all eligible households.
Qualification Criteria:
Applicants must have a household size of at least 3 and no more than 7 people.
Applicants must be first-time home buyers or persons who have not owned a home for the last three (3) years.
Household must have a pre-approval letter from one of the City’s Participating Lender
Household income must not exceed the income limits stated below.
All adult members of the household, 18 years and above, must have a minimum credit score of 660.
Household must be able to qualify for a traditional 30-year loan through a mortgage lender.
Realtor
Applicants are not required to have a real estate agent to apply for the Veranda BMP home. If the buyer chooses to work with a realtor, the buyer will be responsible for associated costs. KB Home will not cover the real estate agent’s commission.
